Saluda County High & Middle Schools

To address the anticipated student population growth, Saluda County Schools is undergoing a district wide
building program to meet their future needs. 

Located in the same complex, Saluda High and Middle School
have added classrooms for 7th and 8th graders and CATE wing for high school students. 

The middle school classrooms have added approximately 13,000 SF of pre-CATE instructional and lab space while the high
school has expanded their welding, media, firefighting, cosmetology and PE trainer’s classes due to increased demand in 7,000 SF of new spaces. In addition to classrooms, a 500-seat multipurpose auditorium is has been added for the school and county to facilitate large group events during and after school.

Bratton Street Luxury Townhomes

The new Bratton Street townhouse development, completed in 2025, promising a modern and vibrant residential addition to the Melrose Heights community.

The design involves the creation of contemporary townhomes with stylish architectural design and thoughtful urban planning. The development focuses on providing residents with a blend of comfort and convenience, featuring well-designed living spaces and a private garage for each of the resident to the six available townhomes.

Vino Sabor Wine Bar

The newest addition to the heart of downtown, MOTA lead with design and construction management for the 2,100 SF space inside the historic Lady Street building that also currently houses the residents of The Lady apartments. 

The design included bringing a private lounge, office, kitchenette, and two ADA compliant bathrooms to the space.

In addition to this, MOTA designed and managed the hand-crafting of the the fully stained wood accent wall that is situated in the private lounge and the wine case in the general lounge area.

Hopkins Community
Park Pool Building

Hopkins Park Pool was designed and constructed to bring the community pool up to Richland County Recreation Commission’s regulations.
 
The project includes replacing the aging pool shell, plumbing, and filtration system. The pool is also getting additional renovations done by doing an in-fill to make it more shallow to be within the recirculation time that is required by code. In addition, the pool house will be renovated, upgrading restrooms and changing areas, and adding a new open-air pavilion complete with picnic tables.

SC Foodshare Headquarters​

FoodShare SC is a non-profit organization established to provide fresh produce to low-income families in the Midlands. 

They needed to consolidate their operations and centralize services to a larger, single, space to better accommodate their services to the Midlands and it’s families.  They were able to secure an existing space that was previously a furniture store and MOTA was solicited to develop an adaptive reuse plan for the 17,000 SF facility. 

The space is being outfitted into retail service center, teaching kitchen, multi-purpose rooms, staff offices and a 6,000 SF produce storage and preparation warehouse.

The Meeting Place Sanctuary

Renovation of the existing 16,000 SF former retail center into a worship center.

The uplift included an enlarged music and speaking platform, changing rooms, lobby and media engagement area, 620 seats, stadium seating for improved viewing, lighting and flooring enhancements, acoustical treatments and sound control center. Construction occurred during the COVID pandemic to provide a new experience for members upon their return to worship.

SC State 1890 Research & Extension Agriculture Research Center

MOTA has been hired again by the 1890 Research and Extension at South Carolina State University to provide renovation design services for this 5,367 SF existing building they own in Rock Hill, SC.

The aim is to convert this two-story facility into another agriculture research center for farmers in the northern part of the state. The new design will incorporate offices, laboratory and testing spaces, meeting rooms, collaboration spaces, instructional classrooms, a conference room, new
main lobby and ADA compliant restrooms.

Chamberlayne Lofts

Working with a development team, MOTA is designing a 100-unit apartment home project in downtown Richmond, VA complete with a two level concrete parking structure and retail spaces.

The project includes the adaptive reuse of an existing 24,000 SF,  two story masonry warehouse building conversion into parking and adding three stories of residential units above. In addition, a new five-story apartment tower with parking will be constructed immediately adjacent to the existing warehouse. Home units will range from 600 SF lofts, to 1250 SF 3BRs and include amenities such as a roof top garden, pet park, gym facilities, upper communal lounge and dining services.

Woodard Unity Park​

Located in Batesburg-Leesville, South Carolina at the site of the former Batesburg Town Hall and Police Department, this park aims to right the wrong of the “Blinding of Sgt. Isaac Woodard, Sr.” while continuing to unify the people of Batesburg and compliment the new Downtown Business District. A Historical Marker was dedicated in 2019 and there are efforts underway to have this site become part of the U.S. Civil Rights Trail.

MOTA is partnered with The LandPlan Group South to create a unique public space with landscaping, hardscaping, water elements, interpretive signage and other commemorative features that honor Sgt. Woodard, his story and how it influenced President Truman to integrate the U.S. Military.
